The Following Applies to All Clients of Bright Space Cleaning Carpet & Rug Cleaning Services
Introduction
This Agreement governs one-time Carpet & Rug Cleaning Services provided by Bright Space Cleaning LLC (“BSC”) to the Client (“you”). “Technicians,” “cleaning staff,” or “employees” refer to personnel performing the service.
By booking, paying a deposit, or signing this Agreement, you acknowledge and accept these Terms, Conditions, Disclaimers, and attached Scope of Work.
1.1. Scope & Inclusion
This Agreement applies to professional in-place carpet cleaning and on-site area rug cleaning (surface/extraction or low-moisture). Full rug immersion/plant cleaning is excluded unless expressly authorized in writing.

Optional add-ons (odor treatments, protector, specialty spotting) require written approval (email/text is sufficient).

Items excluded from this scope (see §6) are not covered unless separately authorized.
Full-immersion rug cleaning may be subcontracted to an approved partner facility; Client will receive separate written authorization before transport or off-site processing.
1.2. Policy Updates (Prospective Only)
BSC may update formatting or clarifications on its website. Material changes affecting pricing or client rights apply only prospectively with seven (7) days’ written notice.

1.4. Important Client Disclaimers (Summary Only)
• Limited Furniture Moving – See §4. BSC is not a moving company; only minor repositioning is performed.
• Pre-Existing Conditions & Fiber Risks – See §§5 and 13. Normal, safe cleaning can reveal wear patterns, traffic lanes, shading, pile distortion, browning, delamination, or dye migration.
• Stain/Odor Limits – See §8. Complete stain removal or permanent odor elimination is not guaranteed; wicking may occur during drying.
• Rug-Specific Risks – See §13. Natural fiber rugs (wool, cotton, jute) and hand-knotted/vegetal-dyed textiles may bleed, shrink, curl, or show foundation/fugitive dye migration; fringes may yellow or unravel.
• Liability Cap & Indemnification – See §16. Per-visit cap; no consequential damages; client indemnifies for unsafe conditions and third-party actions.
• Post-Care Responsibilities – See §17. Clients must follow drying/use instructions; early foot traffic, furniture replacement, or dye transfer are client risks.
2. Service Scope & Limitations
2.1. Methods. Industry-standard carpet/rug methods (hot-water extraction, controlled low-moisture/encapsulation, dry compound, and specialty spotters). BSC starts with the least-aggressive effective approach.
2.2. Manufacturer Limits. BSC may decline items labeled water-sensitive/solvent-only/do not clean, or proceed only with Client’s written consent assuming related risks.
2.3. No Heavy Moving/Disassembly. See §4 (Limited Movement) and §6 (Items We Will Not Move/Clean).
2.4. Site Safety. Trip hazards from hoses/cables exist during service (see §18).
2.5. Fiber Identification & Testing.
2.5.1. BSC will identify visible fiber type (e.g., nylon, polyester, wool, olefin) and construction when possible.
2.5.2. Small dye-stability/pH-response tests in inconspicuous areas may be performed.
2.5.3. If testing shows high risk of bleeding, shrinkage, browning, delamination, or distortion, BSC will notify Client; that area may be declined or cleaned only with Client’s written risk authorization.
2.6. Fiber Risk Level (FRL) & Method Selection (Carpet/Rug).
BSC uses a Fiber Risk Level (FRL-1–4) to guide method choice:

FRL-1: Low-risk synthetics (nylon/solution-dyed nylon, polyester, olefin). Wet/extraction compatible.

FRL-2: Wool broadloom; modern stable dyes. Controlled moisture, wool-safe chemistry, pH-balanced rinse.

FRL-3: Cellulosics/blends (cotton rugs/backings, viscose/“art silk”), unsealed jute/latex backings; higher browning/bleed risk; low-moisture or solvent-assist.

FRL-4: Hand-knotted/vegetal-dyed/antique rugs; unstable fugitive dyes; dry rot/weak foundation; solvent-preferred, pad-clean only, plant/immersion referral, or decline.
Care codes/labels and pre-tests reduce but cannot eliminate risks of bleed, browning, shading, pile distortion, buckling, seam peaking, latex delamination, fringe yellowing, or texture change. BSC may decline or proceed only with written authorization.
3. Client Responsibilities Before Our Arrival
3.1. Preparation.
3.1.1. Remove small furniture, décor, toys, breakables; pick up cables/clutter.
3.1.2. Vacuuming: If heavy debris/pet hair is present, pre-vac fee may apply (see Exhibit A).
3.1.3. Provide clear paths for hoses and safe access to water/electric.
3.1.4. Identify problem areas (urine spots, spills) and any prior protectors/coatings.
3.2. Access & Lockout. Provide keys/codes/concierge authorization and any elevator/parking procedures. If techs cannot gain access at the scheduled time, they’ll wait up to 15 minutes while dispatch attempts contact. If still no access, the visit is a lockout; a $150 Lockout Fee is charged and any deposit is retained.
3.3. Utilities. Running water/electricity required; otherwise treated as lockout (§3.2).
3.4. Temperature & Ventilation. Maintain indoor temps 68–80°F with reasonable ventilation/airflow to aid drying. Unsafe/out-of-range conditions may trigger pause/reschedule; fees per §3.2 and §11–§12.
3.5. Partial Access & Wait Time. Delays beyond the 15-minute grace period are billable $100/hr per technician (pro-rated) and may shorten the visit.
3.6. Client Presence or Absence. You may be present or away. If present, please avoid active work zones. Client-caused delays may shorten service or incur wait charges (§3.5).
3.7. Holiday Observance and Premium Rates. See Exhibit C – Holiday Premium Table. Holiday premiums apply as listed.
4. Limited Movement Disclaimer
4.1. BSC is not a moving company.
4.2. We may slide/lightly lift small items for access; heavy items remain in place. Traffic lanes under immovable items are excluded.
4.2.1 Furnished Wall-to-Wall Carpet — Access Limits. For in-place cleaning in furnished areas, BSC services only accessible traffic lanes and exposed areas. Areas beneath or behind items that are immovable or not reasonably movable by two technicians (including, without limitation, beds, large sofas/sectionals, wardrobes, pianos, built-ins, heavy desks, aquariums, appliances, stacked storage, or items without protective glides) are excluded from scope and pricing. Client may request limited furniture shifting as a separate add-on; additional labor/time is billed per §4.4 at the then-current rate. If access limitations materially reduce cleanable area, Priority-Only Completion applies (§4.4) without discount.
4.3. Client may hire movers for heavy items.
4.4. On-Site Adjustments & Priority-Only Completion. If actual soil level, contamination, area count, or FRL differs from estimate, BSC may propose added time at $75/hr per tech (pro-rated) or method changes. Written approval (text/email) required; if declined, Client will choose priority areas; non-priority areas may be skipped without discount.
5. Pre-Existing Conditions
5.1. Hidden defects: loose seams, weak latex backing, ripples/buckles, split transitions, pet damage, moth damage, dry rot, prior dye bleed.
5.2. BSC is not responsible for effects arising from pre-existing instability, concealed defects, or aged materials.
5.3. Texture, Color & Fiber Limitations
5.3.1. Normal cleaning may reveal traffic lanes, shading, pile reversal (“nap”), wicking, or prior spot residues.
5.3.2. Cellulosic browning can occur on natural fibers/backings (cotton/jute) as moisture wicks impurities; mitigations may reduce but not eliminate.
5.3.3. Latex delamination (aged tufted rugs, secondary backing) may present following moisture/heat/previous deterioration; not caused by BSC.
5.3.4. Wool is pH-sensitive; safe cleaning may not fully remove set stains without risking dye loss/felting.
5.3.5. Fringe risks: cotton fringes can yellow, unravel, or bleed; aggressive whitening is not performed on-site.
5.4 High-Value & Irreplaceable Items — Notice.

Before service, notify BSC in writing of any high-value or irreplaceable items in areas to be cleaned (item type, location, estimated value).

Default Handling.
-
Unless listed on the work order, BSC will not handle/move/clean such items and will work around them; adjacent areas may be excluded without fee reduction.

If Client Requests Handling.
-
BSC may allocate extra time/senior techs and add a High-Value Handling charge; items must be unplugged/cleared and safe to touch. Client’s written approval is required.

Exclusions.
-
Inherent vice (unstable mounts, aged adhesives, hairline fractures), pre-existing damage, and conservation/curation work are excluded. BSC does not authenticate/appraise values.

6. Items We Will Not Move or Clean
6.1. Items too heavy/bulky for two staff to handle; built-ins.
6.2. Rugs with active dry rot, severe dye instability (transfer on dry towel), or severe pet contamination penetrating pad/subfloor (recommend replacement or plant/immersion).
6.3. Raised platforms/lofts without safe access; areas deemed unsafe.
6.4. Certain FRL-4 rugs may be declined or referred to a rug plant; otherwise require written risk authorization.
7. Condition Check & Pre-Cleaning Photos
7.1. Pre-inspection and photos (with Client when possible). Unsafe items/areas may be excluded.
7.2. Specialty Textiles (Wool, Hand-Knotted, Viscose/Cotton/Jute, Silk-Blend)
7.2.1. Wool: wool-safe chemistry, controlled heat, balanced pH.
7.2.2. Viscose/“art silk”/cotton/jute: high browning/bleed/shrink risk; low-moisture only or decline.
7.2.3. Hand-knotted & vegetal dyes: test for fugitive dyes; pad-cleaning only, solvent-assist, plant referral, or decline.
8. Stain Removal, Odor & Colorfastness
8.1. No guarantee of complete stain removal; some stains are permanent (dyes, filtration soil, urine tannins).
8.2. Cleaning may reveal hidden spots/traffic lanes previously masked by soil.
8.3. We are not liable for fading, bleeding, or crocking where colorfastness is not guaranteed by the manufacturer or fiber/dye system.
8.4. Odor, Urine, and Deep Contamination
8.4.1. Pad/subfloor penetration can cause odor return and wicking after cleaning; elimination may require pad replacement/sealing.
8.4.2. Best-effort deodorization only; no odor-free guarantee.
8.4.3. If wicking/odor returns during drying, a touch-up may be offered within 48 hours at BSC’s discretion.
8.5. Filtration Soil Lines (edges/baseboards). Often permanent without repaint/recarpet; improvement only.
8.6. Protector/Residues. Prior protectors or DIY products may cause rapid re-soiling or streaks; results vary.
8.7. Pricing & Itemization. See §15.6–§15.8 and Exhibit B (CNL Levels).
9. Biohazard & Health Restrictions
9.1. We do not remediate mold, active sewage, infestations, or biohazards during standard cleaning.
9.2. Discovery triggers pause/cancel and a non-refundable dispatch fee.
9.3 Solvent Cleaning & Ventilation Notice

When water-based cleaning is not suitable, BSC may recommend solvent cleaning.

Client agrees to provide ventilation and ensure no ignition sources (flames, smoking, or heaters) are active near the work area until solvents have evaporated.

Solvent use will be disclosed on the work order and performed only with Client consent.

Solvent Safety – Ignition & Exposure. When solvent cleaning is used, Client will keep area free of ignition sources until vapors dissipate; sensitive individuals should vacate during application and initial drying (see §9.3.5).

Sensitive Individuals. Sensitive individuals should vacate the room during application and initial drying.
10. Supplies & Chemicals (Carpet & Rug)
10.1. BSC provides professional carpet/rug-appropriate chemistry and tools (wand, CRB/brush, spotting kit).
10.2. SDS/OSHA compliance; no incompatible mixing.
10.3. Client-requested products: Client assumes result risk; SDS required; BSC may decline unsafe/ineffective products.
11. Deposit & Booking
11.1. Non-refundable deposit of 50% of the estimate or $100 (whichever greater) to secure booking.
11.2. Deposit is not refunded if cancel/reschedule within 48 hours, or for lockout (§3.2).
11.3. Payment via Zelle to 718-490-5574 (Freddy Jimenez); confirm via call/text; you’ll receive a Google Calendar invite—please respond.
11.4. Emergency Exceptions. Sudden emergencies (burst pipe, HVAC failure, etc.) may qualify for waiver/credit at BSC’s discretion with prompt written notice and reasonable documentation.
12. Cancellation & Rescheduling
12.1. Cancel/reschedule ≥48 hours before appointment without penalty.
12.2. Inside 48 hours: loss of deposit or $120 minimum, whichever greater.
13. Material Limitations & Post-Cleaning Disclaimers
13.1. Cellulosic Browning & Tannin Migration. On wool/cotton/jute or cellulosic backings, moisture may draw impurities up (browning/yellowing). Acidifying rinses/anti-browners may mitigate but not guarantee full reversal.
13.2. Seams, Tufts & Delamination. Traffic-worn seams, loose tufts, and aged latex can separate during normal grooming/extraction; not caused by BSC.
13.3. Heat & Moisture Limits (Wool/Viscose/Jute). Controlled heat and moisture only; results may be constrained to protect fibers/dyes/backings.
13.4. Shading, Pile Reversal, Texture Change. Directional nap shows light/dark patterns after grooming; normal characteristic, not damage.
13.5. Manufacturer Care Codes & Warranty Conflicts.
13.5.1. Client must disclose fiber types, care instructions, and any active warranties.
13.5.2. If labels are missing/contradict observations, BSC uses professional judgment to choose the safest method.
13.5.3. Cleaning contrary to manufacturer instructions may void warranties; BSC is not liable for warranty loss. See FRL in §2.6.
14. Taxes & Surcharges
14.1. Tax treatment for carpet/rug cleaning can vary under New York law depending on service specifics (e.g., in-place cleaning vs. off-site processing, residential vs. certain other contexts). BSC will itemize charges and apply sales tax when legally required; exempt charges will be listed separately.
14.2. Any credit-card surcharge will not exceed BSC’s actual processing cost and will be disclosed as either dual prices (cash vs. card) or a single posted card price.
14.3. BSC will not add undisclosed processing-fee line items.
14.4. Client agrees to pay undisputed amounts without set-off/withholding; disputes must be raised in writing before the payment due date.
15. Payment Terms
15.1. Payment due promptly after service upon receipt of invoice (email/text).
15.2. Late fee after 24 hours: 5% of invoice or $50 (whichever less).
15.3. Over 30 days: 5% or $50 compounding monthly (whichever less).
15.4. Over 45 days: account may be sent to collections (notice provided); costs/fees billable to Client.
15.5. BSC may initiate civil litigation to recover dues; Client liable for reasonable fees/costs per law.
15.6. Rates, Add-Ons, and Minimums
15.6.1. Minimum Service Charge per visit: $175.00 (or your preferred figure).
15.6.2. Common Add-Ons: Enzyme/urine treatment, anti-browner/acid rinse, solvent spotter use, protector application, filtration-soil edge work, heavy pre-vac/pet hair removal, carpet grooming/blocks/tabs. Quoted in advance; added time billed $100/hr per tech (pro-rated) with written approval.
15.7. Credit-Card Surcharge (NYS Compliance).
Any credit-card surcharge will (i) not exceed Bright Space Cleaning’s actual processing cost, and (ii) be disclosed as the total credit-card price at the point of offer — either as dual prices (cash vs. card) or a single posted card price for all.
If dual prices are not posted, Bright Space Cleaning (“BSC”) will charge the posted card price to all customers.
BSC will not add any generic “processing fee” or separate surcharge line item that was not clearly disclosed in advance, in compliance with New York General Business Law §518 and Department of State guidance (effective February 11, 2024).
15.8. Pricing Basis (CNL-Controlled).
Carpet/Rug rates are determined by Cleaning Necessity Level (CNL-1–CNL-4) after inspection (see Exhibit B).
15.8.1. Base Rate: CNL-1 defines baseline price per room/area or rug size band.
15.8.2. Adjustments: CNL-2 to CNL-4 scale proportionally (+25–150%) per Effort/Time Guide.
15.8.3. Rug Sizing Reference: e.g., up to 5’×8’, 6’×9’, 8’×10’, 9’×12’, >10’×14’ (fill in your tiers).
15.8.4. Optional Add-Ons: Urine/odor treatment, anti-browner, protector, filtration soil edge work, fringe care (on-site light brightening only), heavy pre-vac.
15.8.5. Validity: Quotes valid 30 days unless site conditions/fiber type materially change.
16. Limitation of Liability & Indemnification
16.1. Limitation of Liability. Except for gross negligence or willful misconduct, BSC’s total aggregate liability per visit shall not exceed amounts paid by Client for that visit. No indirect, incidental, special, punitive, or consequential damages.
16.2. Client Indemnification. Client shall indemnify/defend/hold harmless BSC, its owners/employees/subcontractors/agents, from claims, losses, liabilities, damages, and reasonable attorneys’ fees arising from: (a) Client’s breach; (b) unsafe/non-compliant site conditions; (c) actions of occupants/third parties; (d) Client’s instructions/materials/undisclosed conditions. Not applicable to BSC’s gross negligence or willful misconduct.
16.3. Keys, Codes & Lock Systems — Liability Cap. If keys or access codes are provided, BSC’s liability for loss or misplacement is limited to the reasonable, direct cost to re-key or reprogram the affected locks, capped at $200 per visit. BSC is not liable for smart-lock or access-control outages, battery failures, manufacturer defects, building access system malfunctions, or third-party actions.
17. Post-Service Responsibilities
17.1. Tabs, Blocks & Foils. Leave protective tabs/blocks/foils under furniture bases 24–48 hours or until fully dry to prevent rust/tannin/wood-stain transfer and indentations.
17.2. Drying & Use. Typical dry time 4–24 hours depending on fiber, density, and humidity. Keep people/pets off until dry; use fans/ventilation as advised. Early traffic can cause residual soiling, tracking, dye transfer, or wicking—Client assumes risk.
17.3. Rugs. Lay flat on breathable surface; avoid rolling until fully dry. Do not place on stained/unfinished wood while damp.
17.4. Re-soiling & Groom Lines. Grooming marks relax with use; early overuse may cause new soiling lines.
18. PPE & Hazard Prevention During Carpet & Rug Cleaning

Bright Space Cleaning technicians manage equipment, supplies, spills, and electric cords to prevent hazards. Please allow our staff adequate space and maintain at least a 6-foot distance during service.

All staff wear shoe covers and gloves; masks are optional. Gloves are changed after each bathroom or kitchen visit to prevent cross-contamination.

Please promptly report any hazardous situations or non-compliance with our PPE policies.
-
Pets.
Client must secure all pets away from active work zones before and during service.
BSC personnel do not supervise, handle, feed, or relocate pets and do not clean or remove pet waste. -
Children
-
Children must remain supervised and outside active work zones at all times.

Cords, Hoses & Wet Areas.
Cords and hoses are routed to minimize tripping hazards, but active areas may remain wet or slippery during cleaning. Clients, occupants, and visitors must avoid walking through or touching equipment until the area is cleared and deemed safe. -
Hazard Reporting.
If any safety concern or hazard is observed (e.g., leaks, electrical issues, unstable furniture), please inform the on-site lead or dispatch immediately.
BSC will take corrective action where reasonable to maintain a safe environment. -
Report any injuries or incidents immediately to dispatch; an internal incident log will be completed
19. Insurance & Damage Claims

BSC maintains Commercial General Liability, Workers’ Compensation, and Janitorial Employee Dishonesty coverage for your protection.

You will be listed on our insurance policy solely as a Certificate Holder. Additional endorsements (Additional Insured, Waiver of Subrogation, etc.) incur extra cost and require advance notice and a minimum one-year service agreement.

Our employees are trained in industry-standard carpet and rug cleaning protocols. If an item is accidentally damaged during service, we will evaluate and may repair, replace, or file an insurance claim as appropriate.

Certificates of Insurance can be provided upon request.

All claims for damages or workmanship issues must be submitted within forty-eight (48) hours of service completion with dated photos and preservation of items for inspection (see §19.7–§19.8). Claims after this window may be limited if BSC is materially prejudiced by delay.

Items valued at $100.00 or less may be directly replaced or reimbursed; higher-value items require a formal insurance claim and investigation. Clients must retain damaged items for inspection.

Claims Window & Evidence Requirements
• Any concern regarding carpet or rug cleaning must be reported within 48 hours of service completion.
• The Client must provide dated photos and retain any damaged items or components for inspection.
• Moving or reusing the item before inspection may void eligibility for reimbursement. -
Claims Window Harmonization
To maintain consistency across all Bright Space Cleaning service policies, the reporting window for any service-related claim — including workmanship, damages, or dissatisfaction — shall be forty-eight (48) hours from the time of service completion.
Late notice may limit remedies only to the extent Bright Space Cleaning (“BSC”) is materially prejudiced by the delay.
Clients must preserve affected items for inspection and provide dated photographs, receipts, or estimates where applicable.
Moving, re-using, or discarding the item before inspection may affect eligibility for resolution or reimbursement.
20. Satisfaction Guarantee (Re-Clean Policy)
20.1. If workmanship issues are identified within 48 hours (two days) after your carpet/rug cleaning—missed areas/residue—we will return to re-clean the affected area only at no charge.
20.2. BSC will offer two reasonable re-clean slots; if both declined, guarantee is fulfilled/void.
20.3. Covers workmanship only; excludes new soil, new stains, or post-service damage.
20.4. Protector (Optional Add-On).
20.4.1. Protector can be applied on request.
20.4.2. Protector reduces staining/re-soiling; it does not make carpet/rugs stain-proof.
20.4.3. Cure ~24 hours; spills/traffic before cure may stain—BSC not responsible.
21. Staff Poaching

Non-Solicitation / Staff Poaching
You agree not to solicit, hire, or engage Bright Space Cleaning (“BSC”) personnel — whether employees or subcontractors — for services outside of BSC during the term of this Agreement and for twelve (12) months after your last carpet or rug service in which such personnel worked in your home or facility.
Breach of this clause will trigger $3,700 in liquidated damages per individual, representing a reasonable pre-estimate of BSC’s recruiting, onboarding, and training costs, in addition to any other remedies available under law. -
Legal Terms

Governing Law & Venue: This Agreement is governed by New York law; exclusive venue is Kings County, NY.
-
Force Majeure: Neither party is liable for delays or cancellations caused by events beyond reasonable control (weather, outages, building restrictions, emergencies). Service resumes when practicable; payments for completed work remain due. Force Majeure includes, but is not limited to, severe weather, power or water outages, building access restrictions, public emergencies, and acts of God.

Assignment: Client may not assign this Agreement without BSC’s consent. BSC may assign to an affiliate or successor assuming all obligations.

Dispute Resolution
The parties will first confer in good faith within ten (10) days after written notice of any dispute.
If the matter remains unresolved, the parties agree to submit the dispute to non-binding mediation in New York City (for example, through JAMS or AAA).
If mediation fails, either party may file suit in the venue specified above (§21.2.1).
Each party shall bear its own legal costs and fees, except where fee-shifting is expressly permitted for undisputed collections under this Agreement.
22. Digital Media

As part of Bright Space Cleaning’s carpet and rug cleaning process, our technicians take before-and-after photos and videos to document the quality of our work and any pre-existing or discovered damage. These recordings are focused only on the carpet or rug areas being serviced and are framed to avoid capturing personal belongings, family members, or private images displayed in the client’s home.

By booking and using our carpet and rug cleaning services, you authorize and consent to Bright Space Cleaning using these photos and videos for legitimate business purposes, which may include internal training, quality control, insurance documentation, and — in carefully selected cases — showcasing our workmanship on Bright Space Cleaning’s website or official social media channels.

We will never sell, trade, or transfer these images or videos to any third party for unrelated commercial purposes. Any photos or videos shared publicly will only display the carpet or rug areas serviced, not your identity, address, or unrelated personal property. If you have concerns about the use of photos or videos of your carpet or rug, please notify us in writing before service begins so that we can make appropriate accommodation.

Clients who do not consent to any marketing use must notify BSC in writing prior to service; absent written opt-out, limited use per this section is authorized. Photos are confined to service areas and exclude identifying documents/images.

23. Privacy & Confidentiality

Client Privacy & Confidentiality.
All Bright Space Cleaning (“BSC”) technicians and subcontractors are bound by confidentiality agreements.
Access is strictly limited to the areas required to perform the contracted scope of work. -
Data Protection.
Access details (keys, entry codes, and client contact information) are restricted to authorized personnel only.
All payments are processed through secure third-party processors; BSC does not store or retain client credit-card data. -
Keys & Codes Handling.
Access credentials are securely stored only as needed to perform the scheduled visit and are deleted or removed upon request after completion, unless the Client expressly authorizes retention for future appointments.
24. Agreement Duration & Electronic Acceptance
24.1. Effective upon signature or payment and remains valid for the single carpet/rug cleaning visit identified in §27; after completion, Agreement ends except surviving provisions (§16, §§21–23, §26). Payment/deposit = acceptance.
25. Minimum Service Charge & Non-Cleanable Items (Reference)
• Minimum service charge per visit stated in §15.6.1 ($175.00, or your chosen figure).
• If an area/rug is deemed non-cleanable after inspection and alternatives are declined, a $75 diagnostic fee applies (see §§2.6/13).
26. General Provisions
26.1. Entire Agreement. This document + attached Scope of Work (Exhibit A) constitute the entire agreement and supersede prior discussions.
26.2. Severability. Invalid provision doesn’t affect the remainder.
26.3. Non-Waiver. Failure to enforce is not a waiver.

Exhibit A – Scope of Work: Carpet & Rug Cleaning

Pre-Inspection & Photos — Identify fibers/construction, measure areas/rugs, note risks (bleed, browning, delamination, fringe). Document condition with photos.

Dry Soil Removal — Thorough pre-vacuum (HEPA) and/or mechanical agitation/CRB where appropriate; heavy pet hair/debris may incur add-on.

Pre-Treatment — Apply fiber-appropriate pre-spray (wool-safe/pH-balanced where needed); dwell time per label.

Spotting & Edge Work (as quoted) — Target stains with suitable spotters; optional filtration-soil edge treatment when quoted.

Extraction / Low-Moisture Method — Hot-water extraction with controlled heat and rinse or low-moisture/encapsulation/dry compound per FRL/CNL and site conditions.

Fringe Care (Rugs, On-Site Light Care Only) — Light soil removal and gentle brightening when safe; no aggressive bleaching on site.

Post-Treatment (as needed) — Anti-browner/acidic rinse for cellulosics/wool; enzyme/oxidizer for urine when quoted.

Grooming & Speed Drying — Set pile/nap; air movers as available to accelerate dry.

Protector (Optional) — Apply carpet/rug protector on request; 24-hour cure guidance given.

Blocks/Tabs/Foils & Final Walkthrough — Protect contact points; review results/aftercare.

27.0 Proposal Agreement & Client Acknowledgment
By booking or paying a deposit for Carpet & Rug Cleaning Services, the Client acknowledges having reviewed and agreed to these Terms, Conditions, Disclaimers, and Exhibits, which form an integral part of every Bright Space Cleaning service agreement.
All current Terms & Conditions are published online to reduce paper use and maintain transparency.
